9 Tenant Turnover Painting Tips Worth Knowing
- Decide between touch-up and full repaint before the tenant leaves. Eggshell and semi-gloss never touch up cleanly. If 30% of a wall needs patching, repaint the whole wall.
- Photograph every room the day after move-out, before cleaning. Cleaners can hide damage and you lose the deposit case. Date-stamped photos protect both sides.
- Use the same paint code, not “the same colour”. Two different paint codes look identical on the sample card and different on the wall. Get the exact code from previous receipts or scan a chip.
- Schedule paint AFTER cleaning, not before. Cleaners use ammonia and bleach which leave streaks paint will not stick to. Clean then paint, never reverse.

- Stay neutral on re-colour. Cloud White, Simply White, White Dove are the three colours that show up best in MLS photos and never date. Skip greys for rental turnover – dates fast.
- Trim takes the most damage and the longest to repaint. Budget 30-40% of paint time for baseboards, casing, and doors. Easy to under-estimate.
- Always prime kitchen and bathroom walls if a smoker lived there. Tobacco yellows through any latex within 6 weeks. Stix or BIN, two coats, then topcoat.
