Looking for a Painter Near North Van?

North Vancouver stretches along the north side of Burrard Inlet from Cates Park to Horseshoe Bay. The building stock is heavy on 1960s ranchers, 1980s split-level family homes, West Coast modern cedar-clad architecture from the 70s, and a growing layer of new infill plus Lonsdale-area condos. Our truck crosses the Second Narrows weekly.

The defining issue here is rainfall. North Van averages 1,800mm a year vs Downtown Vancouvers 1,200mm. Lynn Valley hits 2,200mm.

We painted a cedar-shake exterior on a 1970s post-and-beam home in Edgemont last September. Previous painter had used builder-grade latex two years earlier and it was already peeling on the west elevation. We stripped to bare wood where needed, applied Sansin SDF semi-transparent in two coats, and back-brushed after every spray pass. Three months later the homeowner sent us a photo through the first heavy rainfall. Water beaded and ran off. The cedar grain showed through clean.

That is the kind of work North Van asks for. We do exterior painting across the North Shore using premium 100% acrylic and penetrating stains. We also handle deck and fence staining where the salt air and rain need extra prep.

What We Find Here

What North Van Painters Actually Deal With

Most painter searches in North Vancouver come from four situations. Failing exterior paint on cedar or stucco, faded interior wanting refresh, new owners moving into older builds, and pre-sale work. Heres what each one looks like here:

  • Cedar siding that needs stain-not-paint.West Coast modern homes from the 70s have cedar shake or board-and-batten. Painting over kills the grain forever. We re-stain with Sansin SDF or Sikkens Cetol and back-brush every coat into the grain.
  • Salt-air corrosion on metal trim and railings.Homes within 1km of Burrard Inlet get salt deposit on iron and aluminum. We use rust-inhibitive primer (Sherwin-Williams Macropoxy) before any top-coat or the paint lifts in 18 months.
  • 1960s rancher stucco needing modern refresh.Lynn Valley and Edgemont have hundreds of original-stucco 1960s ranchers. Owners want them switched from beige to modern charcoal. We pressure-wash, crack-fill, prime with elastomeric, then 2 coats.
  • Lonsdale condo interiors with strata schedules.Lower Lonsdale mid-rises have building protocols and elevator bookings. We coordinate with strata for evening or weekend work where required.
  • Steep-slope properties needing ladder rigs.Capilano and Edgemont slopes mean 3-storey side elevations are common. We have the ladder rigs and harnesses for it.

Questions

Frequently Asked Questions

Do you cross the Second Narrows or Lions Gate for North Van jobs? +
Yes – we work all of the North Shore from Cates Park to Horseshoe Bay including West Van. No bridge surcharge, no minimum project size. Call (778) 960-9619 for a quote.
When is the best time to paint a North Van exterior? +
Mid-May through mid-September. North Shore needs 24+ hours of dry weather before painting and 48 hours of dry curing after. October-November is interior work only.
My cedar siding has black streaks. Is that mold or just dirt? +
On the North Shore it is almost always mildew, not dirt. We treat with sodium percarbonate wash before any new stain goes on. If we just paint over it, the mold breeds under the finish.
How much does a North Van rancher exterior repaint cost? +
A 1,500-1,800 sq ft 1960s rancher with stucco walls and wood trim typically runs $5,500 to $8,500 depending on prep condition.
Do you stain Indian Arm cottages and lakeside cabins? +
Yes – we have done cabins on Indian Arm boat-access only. We bring gear via your boat or hire a water taxi. Schedule 3 to 4 weeks ahead for marine projects.
My West Coast modern home has 30-year-old cedar. Re-stain or paint? +
Almost always re-stain. Painting cedar is a one-way decision. We can re-stain with Sansin SDF or paint solid colour over Stix primer if you really want it painted.
Do you work on heritage homes near Lonsdale? +
Yes – 1920s and 30s heritage character homes near Lower Lonsdale and Boulevard Park. We use period-appropriate breathable paints.
Can you remove and replace rotten cedar shake siding? +
We are painters, not carpenters – but we have a partner carpentry crew that handles cedar shake replacement before we paint.
Do you also paint in West Van or just North Van? +
Both. West Vancouver is 30 minutes from our shop via Lions Gate. We do British Properties heritage, Ambleside cedar, and Horseshoe Bay coastal work.
