9 Vancouver Stucco Repair Tips Worth Knowing
- Hairline cracks under 1mm are normal stucco behaviour. Concrete shrinks as it cures. Vancouver freeze-thaw exposes the shrinkage. Fill them with elastic caulk and topcoat, dont panic.
- Vertical cracks at window corners are not foundation problems. Stress points at window casings always crack first. Repair locally, dont call a structural engineer for window-corner cracks.
- Horizontal cracks ARE structural. Horizontal cracking across a wall means foundation settlement or shear stress. Call a structural engineer before paint – paint will not hide foundation movement.
- Elastomeric beats flat acrylic on Vancouver stucco every time. Elastomeric stretches 200-400% with substrate movement. Flat acrylic cracks at 2-5% stretch. Vancouver freeze-thaw is 8-12% stretch annually.
- Power-wash 48 hours before paint. Wet stucco traps moisture, paint fails. Mildewcide rinse + sun dry for 48 hours minimum.
