Vancouver Siding Repaints by Substrate

Vancouver siding takes a beating. 1,200mm of rain on the city side, 1,800mm on the North Shore. Salt air on Point Grey. UV on the West Side. Most exterior repaints fail after 4-6 years because the wrong coating went on the wrong substrate.

Cedar shake needs an oil-stain or a solid acrylic that breathes. Vinyl needs vinyl-safe acrylic that wont expand and crack. Aluminum needs an etch primer first or paint peels in 12 months. Fibre-cement (Hardie, Allura) needs a 100% acrylic to hold colour against UV.

We pick the coating for the substrate. Element Guard, Aura Exterior, Cabinet Coat, Manor Hall, and Stix etching primer all live on our truck. The paint system is decided before quote, not after a failed job.

7-year warranty on exterior coatings (vs 5 for interior). Two-coat finish standard. Power-wash and scrape included in every quote.

What Vancouver Siding Needs

What Vancouver Siding Needs Before Paint

Six things every Vancouver exterior repaint needs before the topcoat goes on. We bring them all on day one.

  • Pressure wash to remove biofilm and dirt.Vancouver rain grows mildew and algae on every exterior surface. Wash with mildewcide, rinse, let dry 48 hours minimum.
  • Scrape and sand loose paint.Existing failed coatings have to come off. Lead-safe RRP protocol on pre-1978 homes. HEPA vacuum, drop-cloth, damp wipe.
  • Spot-prime bare wood and metal.Cedar bleeds tannin through latex. Aluminum needs etch primer. Bare areas get full primer; sound areas get topcoat directly.
  • Caulk every seam and gap.Trim joints, window casing, fascia returns. Sashco Big Stretch or Quad. Wet-on-wet caulking gets sealed under the topcoat.
  • Two coats of substrate-correct topcoat.Element Guard on cedar shake. Aura Exterior on smooth siding. Vinyl-safe on PVC and Hardie. No shortcuts on coats.
  • Touch-up walk-through on day final. After scaffolding comes down we walk every elevation with you. Any missed spot gets brushed on the spot.

03

Aluminum & Steel Siding

1960s-1980s metal siding fades chalky. Sand, etch-prime with Stix, two-coat acrylic. Most refresh jobs add 10-15 years of life vs replacement.

  • Sand off chalking
  • Stix etch primer
  • Two-coat acrylic finish
  • Saves $20k+ vs new siding
04

Fibre-Cement (Hardie, Allura)

Newer construction. Already primed at factory. Aura Exterior or Manor Hall topcoat. UV-resistant for South-facing walls.

  • Already primed at factory
  • 100% acrylic topcoat
  • UV-stable on South elevation
  • 7-year warranty
05

Stucco & Acrylic Stucco

Cracks in stucco mean water intrusion. We flex-fill hairlines, re-texture if needed, then topcoat with elastomeric. Vancouver stucco needs elastomeric, not flat.

  • Flex-fill hairline cracks
  • Re-texture if scope requires
  • Elastomeric topcoat
  • Water-tight finish
06

Mixed Siding (Most Vancouver Homes)

Most Vancouver homes have 2-3 substrates: cedar trim over vinyl body, stucco bottom with wood top, etc. Each substrate gets its own coating system. Single project, multiple paint kits.

  • Each substrate evaluated
  • Substrate-correct coatings
  • Single project, single warranty
  • Most common Vancouver case
Why Vancouver Owners Choose Us

Why Vancouver Owners Choose Us for Siding Repaints

Substrate-Specific Coatings

Cedar gets cedar-rated coating. Vinyl gets vinyl-safe. Aluminum gets etch primer. We pick by substrate, not by what is on the truck.

7-Year Exterior Warranty

Vancouver weather is brutal. Our 7-year exterior warranty covers fading, peeling, mildew on paint surface. Substrate failure not included (that is a siding repair, not paint).

Vancouver Weather Window Scheduling

We book exteriors May-September with backup September-October. We do not paint exteriors November-March in Vancouver – rain ruins the cure cycle.

EPA RRP Lead-Safe on Pre-1978

Pre-1978 cedar shake = old lead paint. HEPA vacuum, plastic containment, damp wipe. Required by law on pre-1978 exteriors.

Power-Wash + Scrape Included

No surprise add-ons. Power-wash with mildewcide and scrape included in quoted price. Many cheaper painters charge extra.

Boom-Lift Capable up to 3 Storeys

For 3-storey East Van character homes and West Van slope-side houses we have boom-lift access. No 40-foot ladder cowboy work.

Pro Tips From 6 Years of Vancouver Exteriors

9 Vancouver Siding Painting Tips Worth Knowing

  1. Paint colour fades fastest on South-facing walls. UV exposure is highest. Pick a colour 1-2 shades darker on South elevation than the rest if matching matters.
  2. Cedar shake takes oil stain better than acrylic. Oil penetrates the grain and protects from the inside. Acrylic sits on top and peels in 5-7 years. Element Guard is the modern hybrid.
  3. Vinyl cannot go darker than original. Dark colour absorbs heat, vinyl warps. Vinyl-safe paint is rated for the original LRV (light reflectance value) or lighter. Going darker voids warranty.
  4. Caulk first, paint second. Fresh caulk under fresh paint lasts 8-10 years. Painting first and caulking later means the caulk weathers naked and fails in 2-3 years.
  5. Power-wash 48 hours before paint, not the same day. Wet substrate traps moisture under paint. Mildew grows back in 24 hours if you paint same-day.
  6. Vancouver weather window is May-September only. Acrylic exterior needs 50°F+ to cure and dry days for 48 hours. Vancouver in October-April fails both tests.
  7. Two thin coats beat one thick coat. Thick application sags, runs, and fails to cure all the way through. Two thin coats with 4-hour recoat window is the spec.
  8. Trim takes most of the labour time. Body painting is fast (rollers, spray). Trim is brush work. Budget 50% of total exterior time for trim and details.
  9. Lead-safe RRP is mandatory pre-1978. Sanding old cedar without containment puts lead dust into your soil and into the kids playing in the yard. HEPA vac, plastic, damp wipe. No exceptions.
Questions

Frequently Asked Questions

How long does exterior siding paint last in Vancouver? +

7-10 years on cedar shake with Element Guard. 8-12 years on vinyl-safe acrylic. 10-15 years on fibre-cement with Aura Exterior. South-facing walls fade 2-3 years faster than North-facing. We warranty 7 years on all exterior coatings.

How much does siding painting cost in Vancouver? +

Bungalow $4,800-$8,800. 2-storey character $8,800-$13,800. Hardie 2-storey $9,800-$14,800. Stucco $8,400-$13,800. Pricing depends on substrate, prep volume, height (boom-lift access), and trim complexity.

When is the best time to paint exterior siding in Vancouver? +

May through September. We book exteriors only in dry season. October-April rain ruins cure cycles. Book by April for prime June-August slots – we fill up fast.

Can you paint over chalking aluminum siding? +

Yes. Sand off the chalking with rotary sander, then Stix etch primer, then two-coat acrylic finish. Saves $20k+ vs replacing the siding. Adds 10-15 years of life.

Will dark colour work on vinyl siding? +

Usually no. Vinyl warps if it absorbs too much heat. Vinyl-safe paint is rated for the original LRV (light reflectance value) or lighter. Going darker voids the vinyl manufacturer warranty. Some newer vinyl is rated for darker – ask us to check.

What is Element Guard? +

Benjamin Moore Element Guard is a hybrid solid-colour stain rated for Pacific Northwest rainfall. It penetrates wood grain and stays flexible. Our default for cedar shake in Vancouver and especially North Shore (1,800mm/yr rainfall).

Do you do EPA RRP lead-safe prep on pre-1978 exteriors? +

Yes. EPA RRP certified. HEPA vacuum at every transition, plastic containment around prep zones, damp wipe, sealed waste disposal. Required by law. Cheaper painters skip it and risk WorkSafeBC fines + client lead exposure.

Can you reach 3-storey houses? +

Yes. Boom-lift access up to 3 storeys (32 feet reach). Common for East Van character homes and West Van slope-side properties. No 40-foot ladder cowboy work.

Do you paint trim and body in separate quotes? +

No. Standard exterior quote includes body, trim, fascia, soffits, eaves, gable peaks, garage doors. Front door separate by request. Window sashes by request.
