Looking for a Painter Near Marpole?

Marpole sits at the southern edge of Vancouver, flanked by the Fraser River to the south and Marine Drive running east-west through the middle. Its one of the oldest parts of the city. Oak Park, Winona Park, Fraser River Park along the boardwalk. The Canada Line at Marine Gateway. The Granville corridor with its local shops and ethnic restaurants stretching down from 57th.

Most of the housing stock is post-war. 1950s and 1960s ranchers on Hudson Street and Angus Drive. Split-levels from the 1970s. Lots of cedar siding, lots of original interiors, lots of basement suites.

A family on Hudson Street near 70th called us last spring. Their 1964 rancher needed painting inside badly and outside eventually. Three kids, real budget. Other painters quoted $13,000 minimum for both at once. We did the interior first for $5,800. Exterior comes next year when its ready. No pressure, no minimums.

Some painters skip Marpole. Too far south, jobs too small, houses too modest. We dont skip it. We do interior painting and exterior painting throughout the area and have been working here for years. We also cover South Vancouver and Kerrisdale on the same run south.

What We Find Here

What Marpole Painters Actually Deal With

Marpole homes are honest homes. Built to last, not built to impress. Most painter searches here come from people who have owned the same house for 20 years and it finally needs work, landlords refreshing suites between tenants, or families who want the interior updated without breaking the bank. Heres what each one looks like:

  • Cedar siding that hasnt been touched in years. The 1950s and 1960s ranchers on Hudson and Angus have original cedar that needs proper prep, moisture testing, and oil-based primer before any paint goes on. We know this work well.
  • Interiors stuck in 1978.Beige walls, cream ceilings, original oak cabinets. A lot of Marpole homes are fully original inside. The transformation when you update the colours is dramatic and not as expensive as people assume.
  • Basement suites between tenants.Marpole has high rental density. Between-tenant refreshes are regular work for us here. Two to three days, clean neutrals, holes patched, ready to show.
  • Tight budgets that need flexible timing.Interior now, exterior next year. Cabinets this visit, trim next time. We work with that. We do not force package minimums on people who have real budgets.
  • Stucco on 1970s and 1980s homes. The later Marpole housing stock has stucco exteriors. Good condition stucco takes paint well if the prep is right. Cracked or failing stucco needs attention first. We assess before quoting.

What We Offer in Marpole

01

Family Home Interior Painting

Most Marpole homes are 1,200 to 1,800 square feet, one or two stories, built between the 1950s and 1970s. The interiors in a lot of these houses havent changed since they were built. New colours throughout make a bigger difference here than almost anywhere else in Vancouver.

  • Full interior repaint: walls, ceilings, trim, doors
  • Modern colour updates from original beige and cream
  • Kitchen cabinet painting: update oak to white or gray
  • Crack and hole repair before painting
  • Interior now, exterior whenever the budget allows

1964 rancher on Hudson Street: full interior, modern grays, painted cabinets white. $5,800. Looked 30 years newer. See our interior painting service and our cabinet refinishing page if the kitchen is part of the plan.

Cedar Siding and Exterior Painting

Marpole has more cedar-sided homes per block than almost any other part of Vancouver. Original cedar from the 1950s and 1960s. When the paint fails on cedar it fails fast, especially on the south and west exposures. Proper prep matters more on cedar than any other surface.

  • Moisture testing before any primer goes on
  • Oil-based primer on bare or weathered cedar
  • Stucco exterior painting on 1970s and 1980s homes
  • Full prep: scrape, sand, spot prime, caulk gaps
  • Trim and fascia refreshed at the same time

1959 rancher on Angus Drive: cedar weathered to bare wood on the west face. Full moisture check, oil primer, two coats. $8,400. Solid for another 15 years. See our exterior painting service for what the full process looks like.

03

Basement Suite and Rental Painting

Marpole has high rental density. Between-tenant refreshes are some of the most common calls we get from this neighbourhood. The job is simple: clean neutral paint, holes patched, suite ready to show. Fast enough to keep the vacancy time short.

  • Full suite repaint in 2 to 3 days
  • Patch holes and damage from previous tenants
  • Clean neutrals that rent fast
  • Fast turnaround to minimize vacancy
  • Whole-house refreshes between tenants too

Hudson Street basement suite: 2.5 days, $2,100. Angus Drive rental house: 6 days, $6,400. Marpole Loop duplex: both sides painted, $5,800 each. If walls need patching first, our wall and ceiling repairs service handles that on the same visit.

Townhouses and Low-Rise Buildings

Marine Drive has newer townhouse complexes near Marine Gateway and the Canada Line. The Granville and Hudson corridors have older low-rise apartment buildings. We handle unit interiors, common areas, building exteriors, and property management accounts throughout Marpole.

  • Unit interior painting for landlords and strata owners
  • Common areas, hallways, and stairwells
  • Building exterior painting
  • Competitive pricing for multi-unit volume
  • Property managers, we know the routine, we deliver on time

Low-rise on Granville near 70th: four units during tenant turnover, $2,200 to $2,800 each. Marine Drive townhouse complex: three units, $3,200 to $3,800 each. Property managers keep calling us back. We do the same work throughout South Vancouver for the same clients.

Questions

Frequently Asked Questions

If Im looking for a painter near Marpole, how far are you? +
About 25 minutes from Marpole via Main Street or Knight Street south. We are at 3043 Kitchener Street in East Vancouver. We drive to all quotes and all projects, no travel fees for Marpole or anywhere in Vancouver. Call (778) 960-9619 and we can usually get out for a quote within a day or two.
Do you actually work in Marpole or skip it? +
We work here regularly. Hudson Street, Angus Drive, near Marpole Loop on Granville and 70th, Marine Drive townhouses, Oak Street area. We have done twelve or more projects near Marpole Loop alone. Some painters skip South Vancouver. We dont.
Can I do just interior now and exterior later? +
Yes, very common in Marpole. The Hudson Street family did exactly that. Interior when ready, exterior next year. No pressure, no forced packages. Our interior painting and exterior painting are priced independently so you can plan each one separately.
How do you handle cedar siding? +
Properly. Moisture testing first. If the wood reads above 15 percent we wait or address the moisture source. Oil-based primer on bare or weathered cedar before any topcoat. Right product for the exposure. Cedar done right lasts 15 years. We see plenty of Marpole cedar that was done wrong and peeled in three. We dont cut those corners.
Do you have a minimum job size? +
No. Single room, basement suite, just the kitchen cabinets, whatever you need. We quote small jobs fairly and show up for them the same as a full house. Marpole has a lot of rental suite work and we are set up to handle it efficiently.
How much does a basement suite cost to paint? +
Typical Marpole suite runs $1,800 to $3,000. Two to three days. We patch holes from previous tenants, paint clean neutrals, leave it ready to show. If there is drywall damage, our wall and ceiling repairs service handles that on the same visit.
Can you paint kitchen cabinets at the same time as the rest of the house? +
Yes. Cabinets typically go first while the room prep happens around them. Our cabinet refinishing service covers original oak to white or gray. Very common in Marpole kitchens. Makes the biggest visual difference for the money.
Do you charge extra for Marpole? +
No. Same rates as anywhere in Vancouver. No distance fees, no South Van surcharge. Marpole is part of our regular service area. Call (778) 960-9619 for a quote.
Do you also paint in Kerrisdale and South Vancouver nearby? +
Yes. Kerrisdale is just north of Marpole and South Vancouver is just east. Same crew, same rates, no travel fees. See our full list of areas we serve.
