Painters West End Vancouver – Condo & Apartment Painting

Last winter, a condo owner on Davie Street near Burrard called us. 650 square feet in the Alexandria building older 1970s construction, dated beige walls everywhere. She wanted to update before selling but worried painters wouldn’t take such a small job.

We painted her entire condo in three days. Modern grays and whites. $2,800. She sold two weeks later for $15,000 over asking. Fresh paint made the difference.

That’s the West End. Small spaces. Older buildings mixed with new towers. Lots of condos. And a lot of painters won’t bother with jobs under $5,000. We will.

We’re based in East Vancouver, 15 minutes from the West End. We’ve painted dozens of condos here Davie Village, Denman corridor, along Beach Avenue, in the towers and heritage buildings. The Eugenia, Barclay Square, buildings along Haro and Jervis. We know elevator bookings, strata requirements, tight spaces. No minimums. We also cover nearby Yaletown and Fairview on the same downtown run.

  • Occupied buildings handled respectfully
  • Furniture moved strategically, floors protected
  • One room at a time if you need to stay home
  • Low-VOC paints minimal smell, livable during painting

A lot of painters want $8,000+ jobs. They’ll skip your 650 sq ft condo. We won’t. Small condos are most of what we do in the West End.

  • Kitchen cabinet painting only? We’ll come
  • Single accent wall? We’ll come
  • That Davie condo owner was told “not worth our time” by another painter we were happy to do it

Small Space Transformations

Small West End condos benefit enormously from the right paint choices. Colour, sheen, accent walls, ceiling treatment done well, a 500 sq ft studio can feel completely different without touching a single wall.

  • Lighter colours to open up tight spaces
  • Accent walls for visual depth without shrinking rooms
  • Ceiling brightness many are dingy from years of use
  • Trim and door refresh to sharpen the whole space
  • Colour consultation included we know what works in small spaces
  • Low-sheen finishes that hide imperfections in older walls

Haro Street studio, 450 sq ft. Owner thought it felt like a cave. We painted soft white walls, one light gray accent wall, bright white ceiling. Same small space feels twice as big. $2,300. We also handle any wall and ceiling repairs — cracks and settling in older West End buildings are common.

West End Buildings We’ve Painted

West End Buildings We’ve Painted

We’ve worked in buildings throughout the West End over six years. Each area has different building characteristics, strata rules, and logistics. Here’s what we know about each.

Davie Village

Davie Village Buildings

Between Burrard and Denman the heart of the West End. Most units we paint in the West End are here.

  • Alexandria (Davie near Burrard) multiple units, 1970s
  • Nelson on the Park (Nelson & Thurlow) concrete tower
  • West End Place (Davie & Bidwell) larger units
  • Cardero Court (Cardero near Davie)

Often relaxed strata rules vs newer towers. Aging buildings watch for water damage, settling cracks.

Typical project: $2,600–4,200
Beach Avenue

Beach Avenue High-Rises

Waterfront condos along Beach Avenue and Pacific Street. Higher-end units, stricter rules, longer elevator booking lead times.

  • Beach Towers (Beach near Cardero)
  • Bayshore buildings (near Cardero & Pacific)
  • Various waterfront addresses along Beach Ave
  • Coal Harbour edge buildings

Elevator booking 2-4 weeks advance typical. Extensive insurance requirements. Higher finish expectations.

Typical project: $4,500–6,500
Denman / Barclay

Denman & Barclay Area

Mix of old and new, quieter near Stanley Park, character buildings on Barclay Street. Some plaster walls unusual for West End.

  • The Eugenia (1957 building on Barclay) 6 units painted
  • Barclay Square (Barclay & Nicola) 4 units
  • Denman Place towers (Denman Street)
  • Haro Street low-rise apartments

The Eugenia and Barclay Heritage are character buildings we know the building managers and processes well.

Typical project: $3,200–5,600
Robson Corridor

Robson Corridor

Mixed-use buildings along Robson and nearby streets retail below, residential above. Busier access, shorter elevator windows.

  • Robson & Burrard area mixed-use buildings
  • Robson & Thurlow buildings
  • Side streets: Bidwell, Cardero, Broughton
  • Bute and Jervis street apartments

Street noise is a factor. Retail tenants below mean stricter coordination. Parking especially difficult here.

Typical project: $2,800–4,800
